Property Investment - Service Fees

When undertaking acquisitions we do not receive fees, commissions or incentives from the Vendor or their Agent and we have no financial affiliation with any Agent or Vendors representative. Our Property Investment and Acquisition Services independently service the buyer’s interests.

Therefore we act entirely in the buyer’s interest in carrying out due diligence, and payments are made for varying services.

Our philosophy is to provide a results orientated service. This means that we must be fairly sure that the investments we research will stand up to scrutiny.

The only non refundable cost for a feasibility study is the due diligence fee, which is payable once the investor is satisfied that the selected summarised investments are worth further investigation. Once an investor states a hurdle rate of return we do not further investigate any property that falls below that return.

A due diligence fee is assessed when the extent of work is determined, however it is intended to only cover costs incurred in determining that the feasibility study on the selected investments is worthwhile after the initial information supplied is verified. This is not refundable. We also quote a success fee which is only payable on completion. Generally this is 1% - 2% of the purchase price + GST. Non refundable due diligence fees are deducted from this, if the property is purchased. Complex rural feasibility and projections would be 2% because of the extra work involved.

If our investment research reveals deficiencies that fall below benchmark criteria, we may elect to advise that the property or properties do not meet suitable standards or yield satisfactory returns.
