Retail property investment involves an understanding of different property valuation or investment appraisal techniques, depending on the size of the investment. We have grouped them as follows.
At the top level we have major CBD retail shopping centres running down through city and regional shopping centres, to sub regional shopping centres.
Secondly we have bulky goods retail, and semi industrial retail property. The former are also classified as retail. The latter are often grouped in a strata complex at the front of an assembly or construction area. e.g. kitchen, bathroom, window or patio roofing specialists. For this purpose we have classified them on this site as industrial.
Thirdly there are the small neighbourhood or convenience centres in strip developments within suburbs. Typically they
incorporate a Newsagency, Post Office, Butcher, Hairdresser, Liquor outlet etc. Ownership varies from the whole strip to
segments thereof, through to single shops. These have been classified as small retail centres.
1. Major Shopping Centres
Investments in these retail centres are typically through listed or unlisted Property Trusts via stapled securities. This form of research is outside the realm of this site, except to say that we understand the process and network with Australia's leading Valuers and Analysts.

2. Bulky Goods Retail
This growing sector is typically located on more lower priced land than the major retail centres, in more outlying or fringe areas.
Developments are often offered for sale in one line, often after being tenanted. However in many cases individual strata units are available for sale.
3. Small Neighbourhood or Suburban Convenience Centres
