Property Investment Services

If you wish to use our property investment services in locating an investment property for you, and carry out all property research, we then circulate a confidential request to network members (without identifying the enquiring party) to establish whether we can locate investments, in addition to those already listed on this site.

Agents listings are searched. Potential investments are then screened by us to establish that they are likely to deliver benchmark returns as indicated by us, or required by the client.

Stage 1
If the above proves positive, we then provide a list of potential investments, with a brief description, together with an anticipated price that will deliver the stated returns. If the investor wishes to proceed they pay a modest due diligence fee to cover the costs of investigating the best of these investments. In addition, a success fee is quoted, payable only on completion. A feasibility study or industry/sales research is provided on the investment judged to be the best. Small requests & outlays will soon convince you of the value of our services & information.

Stage 2
When a property investment is selected, a price is negotiated, subject to the provision of all requested information to enable a full confirmation of information provided. We make a bid or offer on behalf of the purchaser. If this is accepted we undertake any matters requested up until settlement. This is when the agreed success fee is paid.

We can arrange a formal independent valuation, ensuring that the Valuer is acceptable to the proposed financier, if finance is required.

Alternatively the proposed purchaser can arrange a formal valuation on their own behalf if desired. This can take the form of a second independent opinion.

Our report will list the information set out in the "Property Investment Report" link below, and is designed to accompany any application for finance, be that finance arranged by us, or by the clients own action or representatives.

Should finance be required we can provide a template to allow you to lodge this application yourself, or alternatively this can be prepared by us.
